Vacancy Costs
When homes are vacant between tenants, we maintain the properties, including biweekly landscape service and weekly full-service pool care, where needed, assuring that the house remains rent-ready and shows well. This would require electricity and water service to remain on for the homes after tenants leave.
Maintenance
The owner is always ultimately responsible for maintenance expenses to the property. When damage is deemed to be caused by the tenant, we collect funds from the tenant to cover such damages directly or from their security deposit. Some repairs would be considered “normal wear and tear” and cannot be charged to the tenant.
Legal Expenses
Legal costs accrued from evicting the tenant are the owner’s responsibility. Generally, all security deposits are then forfeited to the owner. When the security deposit only covers some costs for damages or any unpaid rent or charges, the account is sent to collection and monitored by us.
Advertising
To promote all our listed properties, CENTURY 21 Northwest absorbs the cost of aggressive advertising at no charge to the owner, including dozens of linked Internet sites, MLS, local housing authorities, and military housing offices.
CENTURY 21 Northwest is authorized to oversee repairs up to the amount specified by you in the management agreement. The owner must obtain specific approval if the repair exceeds this amount. In cases of emergency and certain situations governed by law, the appropriate repairs or actions will need to be taken to protect the owner from potential liability. These could include air conditioning malfunctions, plumbing or septic ruptures, electrical short-outs, etc. A home warranty is a good way to control emergency maintenance costs.
