Located in Peoria, AZ, this is a prime retirement location thanks to the warm weather, unique amenities, and its proximity to Phoenix. When you add in its golf courses, clubs, neighborhood culture, and the financial upside, purchasing a home in Westbrook Village begins to look like a dream come true. Take a look at the various pros and cons of purchasing real estate in Westbrook Village in Peoria, AZ.

Westbrook Village Amenities

many clubs to choose from

Westbrook Village boasts a diverse set of amenities along with a culture based around an active lifestyle. The community has dozens of social and recreational clubs that range from billiards to home decoration to poker clubs. And, of course, you can’t forget about the Lakes Recreation Center and the Vistas Recreation Center.

Recreation Centers

The Lakes Recreation Center is a state-of-the art complex that sits across from the Lakes Golf Course (more on that later). It includes a heated swimming pool and spa, ballrooms, and plenty of conference rooms and meeting centers for the various clubs in the neighborhood.

Similarly, the Vistas Recreation Center is a fully decked out complex that focuses on exercise and art. There are rooms dedicated to ceramics and stained glass for those feeling crafty, spas and hot tubs for anyone who wants to relax, and bocce ball courts to unleash your competitive side.

Each of these recreation centers showcases the lifestyle that many visitors covet. Luckily, guest passes are cheap to these places, so your friends and family can join in on the fun whenever they visit!

Dining

Westbrook Village is also known for its upscale dining options that won’t break the bank. With so much of the leisure culture focused on golf, some of the finest bistros and grills find themselves on-course; this is a huge benefit for residents who want to enjoy a bite to eat before they grab the clubs.

Golf and Fine Arts

These two hobbies warrant their own section due to their immense popularity within the gates of Westbrook Village. As previously mentioned, the Lakes Center and Vista Centers are located on their namesake courses, and it is a bit of a ‘who’s who’ to compete within the private competitions hosted by those courses annually.

Additionally, the Fine Arts Association has a significant standing as a club for those who embody the sharing culture of Westbrook Village. They have a gallery hosted within the recreation centers normally, though it is presently located online. They select winners for prizes, and sell their work both locally and across the nation.

Many golf champions and fine arts purveyors donate some of their proceeds to charity. This is a small piece of the larger puzzle that is a positive culture of volunteerism and charity in the community.

At Wesbrook Village, it’s not uncommon for residents to spend a full day moving from their homes to the golf course to an art class and then ending at one of the fine dining establishments. This idyllic lifestyle is made even better by the wide range of people who live in the community. The overall culture is one of the many things that makes Westbrook Village its own charming haven of retirement.

Who Lives at Westbrook Village?

A Youthful Retiree

One of the most unique features of Westbrook Village versus other Arizona retirement properties is that it is marked as a 40+ home. This is extremely uncommon, and contributes immensely to the vibrant neighborhood feel. Hiking, jogging and tennis dominate the early morning air, while golf is teeing off constantly.

This youthful retirement complex has an astounding median age of 43! This leads to some inferences about the residents — they have worked hard and planned well to be able to retire so early, and they also know a good deal when they see one. Despite the assumed strong financial standing of most homebuyers in Westbrook Village, the average lot purchased sits at just $305,000 —  a steal!

On top of this, the culture is such that the residents are not concerned with the amount of money you made prior. Rather, they are focused on a strong sense of volunteerism and charity; the community hosts a diverse amount of churches and places of worship who all contribute to those less fortunate regularly.

Another strong element of a neighborhood that celebrates life moving forward is the high number of weddings going on at Westbrook Village and the community centers. Due to the lower age of entry, it’s far more common for residents to meet a spouse than in other retirement communities. It’s truly a beautiful thing to expand your horizons, give back, and gain love as you can concurrently relax in a desert oasis.

Cost of Living at Westbrook Village

Low H.O.A, Taxes, and Housing

Coupled with the low purchase price of the homes for sale in Westbrook Village Peoria, AZ are very modest annual costs. The state property tax is exceedingly low (under 1 percent), and the costs of goods and utilities are also affordable.

In turn, this leads to having some of the cheapest grocery stores on the west coast, which then contributes to the restaurants being able to produce premium food without breaking the bank. At Westbrook Village, it is a linked economy of keeping the money flowing to its residents as they make yet another sound financial decision in their later life.

To top it off, the HOA fees are far under the average of typical Arizona retirement homes. The Peoria homes such as the Casitas Village have monthly fees of roughly $50 per month! The utilities are low, and these can even be custom designed for your home, as the residents can choose their desired floor plan.

Thinking About Early Retirement

The Westbrook Village retirement community is truly the mecca for an active retirement lifestyle in Arizona. While early retirement is certainly not for everyone, it’s hard to not fall in love with a daily routine of arts, exercise, and fun neighbors.

All things considered, retirement and the purchase of real estate do warrant careful consideration. Consult with a qualified real estate agent who has experience purchasing in the Peoria area. They’ll help make sure you get the best value for your home, and can help you avoid any unexpected surprises that could turn a dream retirement into a nightmare.
